Extension to a detached house in Mannamead, Langley Vale
Planning permission has been granted for an extension to a 1990s-built detached house in Mannamead, Langley Vale.
Mannamead is a Berkeley Homes 1990's development of medium-sized detached family houses. The building footprint is currently 79 sq.m and it sits on a site of 234 sq.m while the proposed extension will increase the footprint to 87 sq.m. Accommodation is arranged over two floors. The ground floor comprises an entrance hall, living room, kitchen and wc, while the original single storey attached garage has been converted to create a dining room. On the first floor there is currently a master bedroom with ensuite shower room, two further bedrooms and a separate bathroom.
The proposed development involves the demolition of the attached converted garage and construction of a more substantial two-storey side extension. New accommodation within the extension will include a new kitchen/ breakfast room and dining room on the ground floor and two new bedrooms on the first floor. The landing at the top of the existing stair and adjacent single bedroom will receive some minor alterations in order to improve circulation on the first floor. The current kitchen will become a new study area with a small utility room adjacent.
In order to ensure a satisfactory appearance on completion of the development it is a standard condition that the materials to be used in the construction of the external surfaces of the development should match in type, colour and texture those outlined in the supporting documentation accompanying the planning application in accordance with Policies BE1 and DC1 of the Epsom & Ewell District Wide Local Plan (May 2000).
No windows are permitted in the flank wall of the extension at first floor level and any windows in the south side are to be fitted with obscure glass so as to safeguard the privacy of the occupants of adjoining properties as required by Policy DC1 of the Epsom & Ewell District Wide Local Plan (May 2000).
